In our Sales Process, we work with you to ensure that you understand what you can expect from us, what your obligations are and what comes next, every step of the way.
Register upon first visit/inquiry
We meet future homebuyers in a variety of ways: through email inquiries, realtors, prospects who walk in to our models, current homeowner referrals and Singh Apartment renters.
Deciding on the right home plan/home site
Our Sales Managers will guide you through the process of finding the perfect home plan and home site for your family. We will ask you the pertinent questions to help you establish your priorities and make the right choice.
Placing a Deposit
When you’re ready to sign the paperwork for your new home, we require a refundable reservation deposit of $1,000. The check reserves the specific home site you want for a period of five (5) business days, during which time you will finalize the Purchase Agreement.
Singh Homes is able to make minor modifications to standard floor plans and a Request for Estimate (RFE) form can be submitted at this time to further investigate the plausibility and cost for such changes.
Signing the Purchase Agreement and Structural Addendum, submitting the First Progress Payment and Pre-Approval Letter
The Purchase Agreement documents give specific information about which home plan and home site are being purchased, as well as construction specifications for your new home. It also outlines our Limited Warranty provisions, landscape requirements, etc. We will explain all of the documents to you one by one at this time. Additionally, there are many structural options to discuss and consider. Decisions for structural upgrades will need to be made at the time of signing, as they will be drawn and shown on the construction plans.
A Pre-Approval Letter from a lender is collected at the time of signing. You are not required to obtain construction draw loans, but you need to provide financial verification that you will be able to obtain a mortgage loan for your new home when the construction is complete.
There is also a Purchase Agreement Signing Payment due at this time.
Meeting(s) with the Selections Coordinator to go over selections
Following execution of the Purchase Agreement, you will meet with our Selections Coordinator who will assist you in choosing the color components for your new home. These include brick, shingles and siding color, cabinet styles, carpet and wood flooring, hardware, lighting, etc. Customization typically takes two to three weeks and turns your house into your home. Use our online design center to help aid you in your pre-selection process.
Subsequent Progress Payments
Progress Payments totaling 10% of the purchase price are due at 30-, 60- and 90-day increments following the Purchase Agreement signing. A schedule for these payments is included in the Purchase Agreement.
Set up Pre-Construction Meeting with Field team
Once the color selections are complete and we have obtained the Building Permit, our Construction Team will reach out to you to set up a Pre-Construction Meeting. During this meeting, our community superintendent will review the building plans, explain the construction process and answer any questions you may have.
