Stage I – Pre-Construction Activities
- Purchase Agreement signed
- Release home for construction
- Plot plan ordered
- Construction Documents finalized
- Building permit application
- Trusses, windows, lumber, cabinets, etc. ordered
- All selections are finalized within 21 days from Purchase Agreement signing
Stage II – Construction Activities
- Site clearing (if applicable)
- Basement excavation
- Pre-Construction Meeting with Homebuyer(s)
- Pour footings
- Pour basement
- Tremco Watchdog Waterproof basement walls
- Drain tile installation
- Backfill basement
- Trench, pour, and block garage footings
- Delivery of lumber and roof trusses
Stage III – Rough Framing
- Rough Frame
- Installation of windows and doors
- Shingle roof
Stage IV – Rough Mechanicals
- Rough mechanicals (heating, plumbing, electrical and fireplace)
- Install fireplace
- Pour basement and garage floor
- Masonry
- Rough mechanical inspections
- Rough frame “punch out”
- Rough frame orientation with Homebuyer(s)
- Insulation and inspection
- Hang, tape/mud, sand drywall
- Nelson Energy Seal install
Stage V – Interior/Exterior Finishes
- Exterior walks and drive
- Prime interior house for paint
- Installation of trim, door, baseboard, closets, shelves and rails
- Installation of cabinets
- Ceramic tile
- Spot drywall prior to paint
- Paint (final coat)
- Installation of Final mechanicals
- Installation of garage door
- Hang gutters and downspouts
- Final grade and inspection of site
- Hardwood installation
- Shoe and hardware
- Final mechanical inspections
- Singh Homes quality assurance review
- Certificate of Occupancy issued by municipality
- Pre-Occupancy orientation with Homebuyer(s)
- Closing to take place within 5 days of issuance of Certificate of Occupancy
Stage VI – Pack your Bags and Move-In
* Homebuyer(s) will be notified of the closing date approximately 30 days prior to completion of the home. At that time mortgage financing should be finalized.
